Commercial Shops in DHA Phase 2 Islamabad | Rise & Thrive
Buying a shop can be the start of your business journey or the next step for a store you already have. At Sultan Tower, which is under construction, we offer shops in different sizes so you can choose according to your needs and budget. Some businesses need a larger unit while others work well in a smaller one. Before choosing think about how much room you need for daily work. Through our commercial shops in DHA Phase 2 Islamabad we give owners options for setting up a store or adding another branch in an established commercial area.
Shops at Sultan Tower
Across the lower ground, ground, first and second floors we offer shops from about 153 to 812 square feet. This gives independent sellers, new business owners and established brands a large number of units to choose from.
Looking at the floor area is a useful starting point but check the shop layout as well to see whether it is suitable for your business. Consider the entrance, counter position and room for customers to move around. A unit plan helps you see how these parts fit together before you choose.
Fashion and Accessories
Every product has its own charm. Good displays attract attention and help people notice it. Hanging rails hold clothes while shelves keep folded items within reach. Shoes, bags, jewellery and watches each need a place where customers can see them easily.
Even someone just passing by might notice something on display, like it and end up purchasing it. Keeping the collection easy to follow helps customers look around without feeling forced.
Beauty and Everyday Products
Beauty stores bring together makeup, skincare, perfumes and grooming items. Phone sellers need counters where staff can show models and explain their features.
Products of various shapes and sizes such as gifts, stationery and household appliances require shelves that fit them while cabinets provide extra storage. Having the right fittings makes it easier for staff to find what a customer needs.
Location and Nearby Landmarks
Located on Main Jinnah Boulevard, Sultan Tower stands beside the FFBL building and opposite the Mini Oval Cricket Ground in DHA Phase 2 Islamabad. Shops and other established businesses already operate in the area.
Giga Mall, World Trade Center, Zeta Mall and Central Park are familiar landmarks nearby. People visit the area regularly for shopping, work and other activities, which gives surrounding businesses the advantage of being in a setting that many customers already know about.
Being close to these places also makes an address easier to explain. Owners can use familiar landmarks when giving directions to customers, staff or delivery drivers. A known location gives people a useful point of reference.
Connections With Islamabad and Rawalpindi
GT Road connects the area with Rawalpindi and nearby places. Islamabad Expressway provides a route towards Islamabad. These road links serve people working, shopping and commuting between the two cities.
For shop owners access matters throughout the week. Staff need to reach work, customers need to find the building and suppliers need a route for deliveries. Knowing the approaches from the twin cities makes the daily commute easier.
Unit Sizes and Interior Layouts
Shop sizes vary by floor and unit number. The table below shows the number of units on each shopping floor along with the smallest and largest listed areas.
| Floor | Number of units | Smallest shop in square feet | Largest shop in square feet |
| Lower Ground | 27 | 175.56 | 811.96 |
| Ground Floor | 37 | 175.56 | 796.79 |
| First Floor | 48 | 153.02 | 796.79 |
| Second Floor | 48 | 153.02 | 796.79 |
Two shops with a similar area can have different layouts. Entrance width, wall positions and the depth of the unit all affect how the inside works. Looking at the actual plan gives a clearer picture than the size alone.
Stock and Packing
Extra stock and daily supplies need their own place. Shelves or cupboards keep spare items in order. Bags and wrapping materials belong close to the counter so staff can reach them when packing purchases.
When deliveries reach staff need space to open boxes and check the goods. Keeping this work away from the entrance leaves a clear way for customers. Seasonal items also need somewhere to be stored for later use when they come off display.
Frontage and Business Signs
Shop signs help people find the shop. Clear letters make the name easy to read from the shared walkway. Using the same logo, colours and style inside helps customers recognise the store from a distance when they return to shop.
Access and Shared Facilities
The building will have two passenger lifts, escalators and shared walkways. These will connect shops with the entrances and common areas.
Separate washrooms will serve men and women. Space is also allocated for ATMs. We will ensure that the passage area is kept clear so that staff and visitors can move around the building.
Basement Parking
Double basement car parking is planned for visitors and people using the building. Each level will have room for 86 cars and 21 motorcycles, including 8 spaces for charging electric vehicles. Driveways, stairs and lift access will be available on both levels.
Lifts will connect basement parking with the shops. Customers will be able to use them to take shopping bags back to their cars. During a visit you can ask about the route from the parking area to the shops.
Utilities and Building Management
Power and Stock Access
Lights, payment machines and phones need power points in the right places. Their positions should match the counter and other fittings so staff can use them easily.
Before fittings are ordered we discuss the power needs of the selected shop using the equipment list. Checking this early helps owners plan their setup before paying for interior work.
A cargo lift will move stock, supplies, heavy equipment and large items through the building. It will give goods a separate route without blocking the main lifts.
Care of Common Areas
Building management will look after shared areas, for instance, walkways, washrooms, lobbies and other common facilities. Regular cleaning will keep these places clean. Repairs will keep them ready for daily use. Clear routes will help people move around easily.
Security and Fire Safety
Planned security arrangements include 24-hour security and CCTV coverage in key shared areas, advanced fire detection, alarms, firefighting provisions, separate emergency stairs and designated exit routes. Your safety and comfort are our priority.
Dining Offices and Homes
Along with shops we offer a food court, offices and apartments at Sultan Tower. The food court is designated for the third floor, offices for the fourth and luxury apartments for the fifth through eighth floors. This will bring shopping, dining, work and homes into one building.
People living or working here will be able to visit the shops without stepping out of the building. Office workers will be able to pick up something during a break. Residents will be able to shop or go for a meal. Visitors will also be able to stop by for a meal after shopping.
Payment Plan
Three Year Payment Schedule
Booking starts with a thirty percent down payment. Sixty percent is paid over three years through either 36 monthly installments or 12 quarterly installments. Buyers pay the remaining ten percent at the time of possession.
Paying in installments means you do not have to pay the full amount at once. It gives you a flexible way to secure your asset.
Serving Local Customers
People who live and work nearby need places to buy everyday items. Sometimes they need a phone while others may be looking for a charger. They may want a gift or their usual skincare product. Having shops close by helps them purchase the products they want.
Through our shops we will give business owners a place to assist local residents and office workers. Communicating with customers helps owners learn what they buy regularly and which products they usually ask for.
Remembering a familiar face or helping someone find the right item makes a visit more personal. These everyday conversations help owners get to know more about their customers and give them a solid reason to return.
Support With Renting Out Your Shop
At Sultan Tower we plan to bring in well-known brands and help you find a tenant for your shop. This means you get help with renting out your property instead of finding a tenant on your own. For rent we aim to match what similar shops earn in DHA Phase 2 Islamabad. How much rent you receive will depend on the shop size and market rental rates.
Construction Progress and Expected Delivery
Since the groundbreaking on 16th December 2025, we have completed the first slab at Sultan Tower. Work is now continuing on the building structure with delivery expected in 2028. During a visit you can see the progress for yourself.
At Sultan Group we have delivered all our previous projects before their estimated delivery dates. With each project we aim to hand over at least six months early. For Sultan Tower we are working towards the same goal so owners can receive their shops sooner and start preparation for their businesses.
