2 Bedroom Apartment in DHA 2 Islamabad Choose with Confidence

Two units in the same tower can be of similar size and yet the cost can differ by lacs. Our apartments are under construction, with a 3-year instalment plan.

A photograph of the lounge tells you very little about the second bedroom. The monthly figure is only part of the cost. You also have the booking payment, the amount due at possession and parking.

We’re building Sultan Tower on Jinnah Boulevard in Sector B of DHA Phase II. Our two-bedroom apartments come in different sizes and layouts. Parking and utility connections cost extra, so include those in your budget from the start.

Apartment Size and Floor Layout

Total Area and Room Sizes

Our two-bedroom apartments range from 985.58 sq ft to 1,732.03 sq ft of total area. That’s a gap of nearly 750 sq ft between the smallest and the largest in that one category. Two bedrooms can mean very different room sizes, so start with the floor plan.

FloorMinimum total areaMaximum total area
5th Floor        985.58 sq ft      1,732.03 sq ft
6th Floor        1,049.15 sq ft      1,732.03 sq ft
7th Floor        1,046.98 sq ft      1,195.85 sq ft
8th Floor       1,046.98 sq ft      1,177.20 sq ft

Total area isn’t always the same as the space inside your front door. Two ads might both quote 1200 sq ft. One may include a share of the corridors and lift lobby while the other may only count the space behind your door. That’s why the area breakdown matters when you compare prices per sq ft.

Ask us for a drawing with room dimensions. Then go out with your tape measure and measure your bed and your sofa. Include the almirah you want to use. Mark their positions on the drawing. A bed may well fit up against the wall but it will in effect block the wardrobe door. You can allow for this before moving in.

Bedrooms Bathrooms and Lounge Space

Our two-bedroom apartments have attached bathrooms, a family lounge and a fitted kitchen. Some layouts with an open kitchen also have a staff room with its own bathroom. That gives those units three bathrooms.

Then there’s the lounge. You need somewhere for the sofa and the dining table and still enough room to get from the kitchen to the bedrooms. Mark their positions as well. The same goes for a desk in the second bedroom. A bed and a desk may both fit but leave you nowhere to pull the chair out.

Kitchen and Laundry Space

The layouts vary. Some have open plan kitchens and some have enclosed kitchens. A few have a separate store and laundry room.

Work out where the fridge will go and where the washing machine will connect to a water inlet and drain. Not every unit has a balcony. If it’s being used as a laundry unit then you need to work out where the wet clothes will hang in July before you count it as sitting space.

Apartment Features

Views and Noise Levels

Our apartments face different directions, so your view depends on the floor and the unit you choose. A view of the Mini Oval Cricket Ground or the Margalla Hills won’t be the same from every window.

For a unit that’s still under construction, use the layout to work out where the windows will face. Once you can safely visit the apartment, stand at the window. Note whether you’re looking at a neighboring wall or a busy road. See how much open sky you have and how much daylight gets into the room.

We have 24 two-bedroom units on floors 5 to 8. They form part of our 44 apartments, with a separate residential lobby. Shops, offices and food outlets will occupy the floors below.

When the apartments are ready to visit, spend a few minutes in each bedroom and listen for lift motors, closing shop shutters and traffic. The second bedroom might be considerably louder than the main one. It’s something you can only judge by spending time in both rooms.

Amenities We Are Providing

Our rooftop design includes a shared hall and a BBQ area for residents. We also intend to provide a garbage chute for household waste.

Internet and Included Fittings

When the apartments are ready to visit, make a call from the room you’d use as a study. Ask us which internet providers will serve the building. If you work from home, that connection will be important for daily work.

Our 2-bedroom apartments will come semi-furnished, with a Kenwood hood, kitchen cabinets and built-in storage. Other features include keyless entry, a fingerprint reader and a video doorbell.

Our finishes will include Master Tiles, marble and Porta bathroom accessories. Our written fittings list sets out what comes with your unit and what you would need to buy separately.

Lifts and Power Backup

Sultan Tower includes two passenger lifts and a cargo lift.

A unit on an upper floor becomes very difficult to use when the lift stops. That’s particularly important for elderly parents or residents carrying groceries. Ask us whether backup power will cover the lifts, corridor lights and water pumps, and what charges will apply.

Our parking area will have two basement levels with EV charging (each bay costs extra). Speak with us about bay allocation and the distance from your bay to the residential lobby.

Maintenance and Security

Speak with us about the monthly maintenance charges for your unit. These can include cleaning, guards and shared electricity. Also ask how repairs to lifts and other shared facilities will be paid for, so you understand the ongoing charges before booking.

We will provide two guards per residential floor, CCTV in the common areas and a fire fighting system.

Location and Daily Travel

DHA Phase II lies between GT Road and the Islamabad Highway.

We’re about one minute from GT Road, two minutes from Giga Mall and Central Park DHA II and five minutes from Islamabad Expressway. These are approximate travel times and traffic will change them.

Drive the route from the building at your usual travel time, using your usual gate. A test run at 11am tells you little about the school run.

Evening traffic near the mall can affect the entrance. Look at the delivery access and basement ramp. Try the route on a Friday night.

Payment Schedule and Instalment Options

Booking and Possession Payments

Our apartment payment plan starts with a 30% deposit. You pay 60% over three years through 36 monthly or 12 quarterly payments. Another 10% is due on possession.

To show how that works, we’ve used a sample price of PKR 1 crore 20 lacs below. This is only a payment example. Use the price in your unit’s quotation when you work out your own payments.

When you book, you pay 30 percent or PKR 36 lacs.

During construction, you pay 60 percent or PKR 72 lacs.

At possession, you pay 10 percent or PKR 12 lacs.

Monthly and Quarterly Payments

Take the quarterly route and those 72 lacs becomes 12 payments of 6 lacs. Take the monthly route and it’s 2 lacs paid 36 times. The total is the same, it’s just that the timing of it feels very different. You can choose smaller monthly payments or a larger payment every three months.

Put every due date on your calendar before you sign. If summer is a slow season for your shop or you’re reliant on bonuses then payment timing is something you need to look at very carefully. Make sure that the two big payments don’t both fall in the same month.

Parking and Other Costs

Parking and Utility Charges

We charge separately for parking at PKR 12,000 per sq ft for a 150 sq ft bay.

If you multiply 12,000 by 150, you get PKR 18 lacs.

In the example above that’s more than the 12 lacs owing at possession. Utility connections cost extra too. If a second bay is available at the same rate, it would cost another 18 lacs.

Before booking, go through your written cost sheet with us line by line. Include parking and utility connections alongside your apartment price.

Renting vs Buying

If you might move to Lahore or Karachi next year, renting gives you more flexibility. Do read the lease. A long notice period or unclear deposit clause can make leaving early expensive.

Use the same time frame when comparing the two options. Putting twelve months of rent against just the initial payments on an apartment can make buying look far cheaper than it really is.

If you’re staying for five years or more and can afford each instalment with money to spare, buying may work better. You’ll still pay for repairs, service charges and common areas after the final instalment.

With a rental, the deposit and any advance rent belong in the initial budget. With a purchase, you have the booking payment and instalments. Compare those amounts over the time you expect to stay.

Buying an Apartment Under Construction

Early Prices and Unit Choice

Early bookings can be cheaper than the equivalent finished units and may give you more choice.

You might want a bedroom away from the lift shaft, or a shaded room for a study. Some units will cost more, so compare the actual offers.

Changes and Construction Progress

For different tiles or cabinets, speak with us before work reaches that stage. Ask which changes we can offer. Put the agreed work, cost and any effect on the completion date in writing.

Moving a cupboard is different from moving a wall. Any changes to a wall have to be in accordance with the approved drawings.

Bring your questions about progress when you visit us. A bare concrete frame tells you little about wiring, plumbing or lift work. Ask about those stages as well as the floors we’ve completed.

We’ve completed the first slab and currently expect delivery in 2028. Prices and availability can change. Before you pay, go through the written handover terms and payment schedule with us.

Choosing Between Two Apartments

Work out which of your needs you simply can’t do without. You may need a service that runs when the power’s out or a spare room for a desk. A short school run may be the thing that’s most important to someone else.

When two offers are very close then go back to both layouts and drive the route again. Pick the one that still works with your routine at 6 on a weekday.
